IBM Petone is a new build 8 storey office building with an approximate floor area of 10,000 m2. As a fast track project McKee Fehl Constructors Ltd worked closely with the design team on detailing and delivery of the project within budget. Because of the close proximity of the building to the Wellington fault line and local ground conditions, the building was designed as a heavily reinforced in-situ concrete structure.
McKee Fehl worked with the design team prior to the works commencing, contributing to and obtaining a complete understanding of the client’s requirements and budget. We then worked extremely hard for the client during the trade letting phase to ensure the right outcome, through in depth evaluation and review of sub-trade tenders to manage the budget. Particular emphasis was focussed on significant trades such as the curtain wall, structure, mechanical services, green roof, finishes and the like.
The building was designed to a 4 Green Star rating level. The envelope consisted of a complete structural glazed curtain wall and warm roof systems. The services included a multi-zoned VRV 3 pipe air conditioning system with heat recovery, which required a significant level of coordination and planning for risers and in-ceilings. Incoming services were run approximately 150m from the street and entered the building through a custom-built services trench below the ground floor slab.
McKee Fehl worked to manage and integrate significant tenant changes at a very late stage in the project to ensure the client’s objectives were met.
